POLICIES/RENTAL AGREEMENT FOR BEACHCOMBER'S COTTAGE
Thank you for your interest in the Beachcomber's Cottage. We find that guests who take the time to read this information are fully informed about their and our rental obligations. Here are the policies and requirements for renting our cottage. Payment for your rental indicates that you consent to these policies.
Payment: We accept checks or money orders only. Reservations requested within three months of arrival date require prepayment in full. For reservations requested more than three months in advance, prepayment may be divided into two monthly payments.
Deposits and Fees: The renter is required to provide a $200 refundable security deposit and a $50 non-refundable cleaning fee. The security deposit will be refunded by check within 15 days of your departure date if the cottage is left the way it was found and all policies have been adhered to. If all policies are not adhered to your deposit may be subject to forfeit.
Rates: Current rates are posted at beachcomberscottage.us/reservations/rates.html. Rates are subject to change without notice; the rate at the time of the reservation will be honored.
Cancellations/Reschedules: If you cancel more than 30 days before arrival, your rental payment will be refunded minus a 20% cancellation charge. If you cancel within 30 days of arrival, we will refund the payment for any nights that are re-rented, minus the 20% cancellation charge. If the cottage cannot be re-rented, there is no refund of rent. In all cancellations, your security deposit will be refunded.
Number of Guests/Conduct of Guests: The maximum number of guests is four, including both adults and children. The cottage is not for social events and is meant to be occupied only by those who have paid to stay there. If there is excessive noise, illegal activity, or evidence of policy violations you may be asked to vacate the premises without refund.
Check-in Time 3:00pm. Check-out Time 11:00am. Please do not arrive early since the cottage is being prepared for your stay. Likewise, please check out promptly since the cleaning person needs to come in to clean.
Pets: No pets are allowed on the property.
No Smoking: Smoking of any products anywhere on the property is prohibited.
Fire Restrictions: Because fire is a serious hazard in this woodland environment, and for your safety:
- No outdoor or beach fires
- No charcoal barbecues are allowed. Small propane barbecues are permitted.
- Do not use the fireplace (for decoration only)
- Do not use the sauna stove
- No smoking anywhere on the property
Damage, Missing Items: Any damage to the cottage or its contents or missing items will be deducted from your deposit at repair or replacement cost. If there is such a charge, an explanation will be mailed to you within 15 days.
Housekeeping/Supplies: It is the renters' responsibility to leave the cottage as it was found (with the exception of the linens and one set of towels per person). Please bring your own beach towels as cottage towels are not for beach use. A starter supply of expendable supplies is provided. There is no housekeeping or maid service during your stay. Basic housekeeping supplies are provided to do your own cleaning. Excessive cleaning will be charged to you at $45/hr.
Security of the Cabin: When you rent the cabin, you assume responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave.
Risks/Safety: You are enjoying this property at your own risk. As a privately owned property, the management and owner are not responsible for accidents or injuries to guests, or for guests' valuables lost, stolen, or left on premises, and reserve the right to refuse anyone service. Neither the management nor the owner have inspected the property, except for routine damage deposit refund inspections, and are not knowledgeable of its condition.
System/Amenity Failure: In case of failure of a system or amenity during your stay, including but not limited to: water, sewer, heating, electrical, mechanical, structural systems, appliances, or entertainment equipment, we shall promptly repair it in a reasonable manner after having received notice of the failure from you. We shall not be liable to you in damages, and no rebate or refund will be given for such temporary failure.
Wi-Fi/Satellite TV: Wi-fi internet service and satellite TV are provided as a convenience only. Speed and availability are not guaranteed. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, personal preferences regarding services, or other issues that may arise. In the event of failure, repair or replacement is not guaranteed during the time of your stay.
